Registration of land rights is a recurring theme in the debate on land policy in Africa. Several legal mechanisms have been put in place with the aim of making the procedure of registration and land titling more transparent. However, on the ground the process has produced many transformations which raises the question of the efficiency of these procedures. This paper examines the procedures for accessing land ownership through titling and shows its limits.
